Project: Restoration & addition of a guest house, garage & laundry

Location: Seneca Lake, NY

Date:2001

Quality: High

Before: An awkward bedroom marred the front of the house. The dilapidated porch needed structural reinforcing and restoration of missing parts. The exterior color was obviously not original.

The original home dated from 1900 and had been inexpertly added to over the years. The house was out of level and requir-ed extensive jacking up.

The owners needed a guestroom addition and a modern, attached garage - this present-ed quite a design challenge. The finished home looks to have always been that way.

After: The front is now returned to its original balanced harmony. The use of historically correct colors is a big improvement over the previous monotone. The guestroom addition can just be seen to the left and rear in this photograph.

Before: The rear of the house originally had an ugly laundry and rear stoop attached, both partially below grade.

After: A well-proportioned garage with the new laundry located above totally transforms the building's rear.

Above: The new guestroom addition was deliberately designed as a miniature of the house. A Breezeway effectively links the two.

Above: The dormer above the garage brings light into the new laundry

Above: Both the first and second floor porches afford gorgeous lake views.
